AB Capital Completes Acquisition of Modern Business Hotel in Sapporo

Sapporo, Japan – AB Capital Investment Limited (“AB Capital”), a leading private equity real estate fund manager specializing in Japan’s hospitality sector, today announced the successful acquisition of Smile Hotel Sapporo Susukino Minami, a modern business hotel located in the heart of Sapporo. This transaction marks AB Capital’s 12th hotel acquisition in Japan and a strategic addition to AB Capital Fund II's expanding portfolio of high-potential hospitality assets.

 

A Rare Modern Asset in the Heart of Sapporo

 

Built in March 2018, the 123-room business hotel stands out as a rare modern asset in a Sapporo market largely defined by aging stock from the 1980s and 90s. Situated in close proximity to Susukino, the hotel is well positioned for central access and operational efficiency, with strong connectivity to the city’s key commercial and entertainment districts.

 

Strong Operator Profile Ensuring Stability

 

The investment is significantly de-risked by the strong credit profile of its operator, Hospitality Operations Inc., the operator of Smile Hotels. The operator has a strong track record of lean management, with historical data showing that operating expenses remain stable even as revenue and occupancy increase. Demonstrating fiscal resilience, the group continued to grow and execute new hotel openings during and after the pandemic. Hospitality Operations currently manages 74 hotels under the Smile Hotel brand across Japan.

 

Robust Market Fundamentals and Tailwinds of Sapporo

 

The Sapporo hospitality market is supported by exceptionally strong fundamentals, characterized by continued year-over-year growth. Sapporo serves as Hokkaido's primary gateway, leveraging strong air connectivity and well-developed rail network to capture consistent demand. The city's connectivity is set to improve further with the planned expansion of the Shinkansen, which will provide direct rail access from Tokyo to Sapporo in under five hours. Internationally, flight capacities are rapidly expanding, including doubled capacity from Sydney via Qantas for the 2026-2027 season and a new nonstop Air Canada service from Vancouver launching in December 2026.
