Sourced via off-market channels, the portfolio was carved out from a food & beverage company following its recent take-private acquisition by a private equity firm, satisfying the parent company's strategic mandate to recycle capital into its core business. The portfolio totals 401 keys and was secured at an attractive entry price to intrinsic worth. Both hotels are situated in dynamic submarkets within the Greater Tokyo region, providing seamless direct rail connectivity to central Tokyo in under an hour.

The portfolio stands out from older, unrenovated local hotel stock due to its highly successful alignment with modern traveler preferences. Between 2021 and 2024, both properties underwent targeted physical upgrades to integrate high-specification public baths and specialized sauna facilities operating under the "Shonan Sauna & Stay" wellness concept.
A fundamental pillar of the investment thesis is the portfolio's exceptional operational insulation.
