Acquired via AB Capital Fund II on an off-market basis with vacant possession, the 46-key asset presents a compelling opportunity for AB Capital to execute its rebranding strategy in one of Asia’s premier tourism destinations. Following closing, the property will undergo a targeted refurbishment and rebranding program to launch as an upscale boutique brand, in partnership with domestic hotel operator Section L.

The acquisition demonstrates AB Capital’s specialized expertise in sourcing mid-market opportunities in Japan and executing tailored value-add transformations. Completed in March 2026, the 10-story steel-frame asset features high-quality construction finishes. The property comprises 46 spacious guestrooms with an average size of 34.5 sq.m., featuring premium finishes including hinoki baths, Serta mattresses, and custom CUCINA interior fittings.
AB Capital plans to execute a capital expenditure and rebranding program designed to elevate the guest experience. Planned enhancements include reconfiguring the ground-floor entrance lounge and club lounge into an open layout, updating common area aesthetics with curated artwork, installing extra beds to maximize the accommodation capacity, and converting underutilized space on upper floors into a reservable guest fitness facility.
